A mid-rise residential building with stepped street fronts, deep balconies, and recessed glazing for shade. A clear corner mass anchors the plot; ground floor hosts lobby/services with protected drop-off. The façade balances white frames, grey panels, and glass to keep the elevation clean and durable
Urban balconies, efficient core
Plan organized around a single central core for short runs and simple egress. Balconies act as continuous shading; vertical fins control glare on west façades. Services stack vertically to reduce ceiling drops; structure follows a regular bay for economical spans and flexible unit layouts. Materials and details were selected for low maintenance and consistent façade performance.
